This coastal and cozy 2 bedroom, 2.5 bathroom townhome sleeps up to 7 guests and is one of the closest units to the beach access across Front Beach Rd. You will be able to park in a private carport dedicated to this townhome and walk right in, no hassle with parking garages or elevators! This townhome has plenty of space, approximately 1150 sq ft, for a family vacation at the beach or a group of friends wanting to get away for a little rest and relaxation. The first floor of this townhome has a stackable washer and dryer, a fully stocked kitchen, a half bathroom, dining area & living area as well as a back porch right off of the living room. The living room has a smart TV to enjoy streaming on your own streaming accounts (no cable provided). There is also a sleeper sofa for up to 2 people to sleep on as well as 2 accent chairs for seating. Make a meal in the kitchen and enjoy it at the dining table that seats up to 6 people.

2nd Floor:
Both bedrooms and full bathrooms are on the 2nd floor of this townhome.
The master bedroom has a king bed for 2 guests with an attached private bathroom.
The master bedroom has a large closet, smart TV, 2 nightstands, and a private balcony area.
The master bathroom has a newly remodeled stone standing shower, large vanity and a toilet.
The guest room has a full and twin bed to accommodate up to 3 guests.
There is a TV, small chest, 2 closets, 1 nightstand, and access to a private balcony in the guest bedroom.

Registration Fees: All guests will be required to have an armband while on any portion of the Horizon South Property. Children 5 years old and younger will NOT be required to purchase or wear an armband. Failure to not display an armband can result in removal from the property per Horizon South rules. Armband cost shall be $20.00 per person per 7 days not to exceed $40.00 in a continuous stay of 6 months. Upon arrival on property, a paying guest will report to the Horizon South Property Management Office to receive a parking placard at a rate of $25.00 per vehicle (maximum of 2) for a time not to exceed 10 days. Extended stay guest will pay $25.00 per 10 day period with a maximum of $50.00 per 6 month period. Parking placards shall identify the unit # and the expiration date. No rental golf carts allowed on the Horizon South property at all. You must pay by debit or credit card only, cash not accepted. 
The office hours are 7 days a week, 8am to 5 pm central time. Guests arriving after 5pm will have to go to the office the next day between 8am-5pm to purchase a parking pass and wristbands.  Guests have 24 hours to get those items, or they will be violated and towed after 48 hours.

The max occupancy number of guests is 7 for this home. We do consider any and all guests staying in the home as a guest regardless of age per the new Panama City Beach ordinance.

Main booking guest must be at least 21+ years of age to rent this property, ID verification required as well as be present during the entire stay of the reservation. We do have age minimum requirements during the month of March for spring breakers as well as a deposit requirement to cover the costs of any damages that may occur. This will be refunded after the condo has been inspected and if NO damage has been found as well as making sure nothing is missing.

Spring Break Rules: For March 1st-31st, guests must be 25 years of age to rent condo. Photo ID is required and a $500 security deposit will be required. The security deposit will be requested once a booking has been made.

We require ALL guests to sign a rental agreement. This will secure your reservation. If a rental agreement has not been signed, you will not receive any arrival information. Once the rental agreement has been signed, you will receive your arrival information 7 days prior to arrival via a link that contains our guest book. The guestbook will have very important information about the home and recommendations for restaurants and activities in the area.

The check-in time is 4pm central time on arrival day. The check out time is no later than 10am central time on check out day.

This home is a non-smoking property. No pets, golf carts, or specialty vehicles per the HOA rules.

This property has a grill for your convenience. All guests are required to clean the grill before checking out, we see this as being respectful of the next guests stay and time.

Escape the hustle and bustle of high-rise condos at this quaint beach home by parking in the private driveway and walking into an open concept living and dining room. This home can comfortably accommodate up to 8 people in the 3 bedrooms and sleeper sofa. There is a king bed in the master bedroom, a full bed in each of the guest rooms, and a sleeper sofa sectional in the living room. There are 2 full bathrooms. The master bathroom has a stand up glass shower, large double vanity, plenty of storage and a master closet. The guest bathroom has a shower/tub combo and single vanity. The living room features a smart TV, sleeper sofa sectional, and a comfortable accent chair. The dining room has a table with 6 chairs and there are a few barstools at the breakfast bar. Each of the bedrooms have a smart TV to be able to stream your favorite shows on Netflix, Hulu, or Prime (you will be using your owner log in information for the TVs). Please note this home does not have cable TV or local channels. 

The kitchen is fully stocked with pots, pans, dishes, utensils, a Keurig coffee maker, toaster, blender, refrigerator/freezer, microwave, dishwasher, stove/oven and more! Make dinner at home or pack sandwiches for the beach during the day! 

Escape to the outside oasis with a screened in porch with seating or lounge by the pool on one of the chaise lounges or at the dining table. Create fun summer memories in the private pool or work on your short game with the 3-hole putting green. There is even a Blackstone grill to be able to have a cook out during your stay! 

The closest beach access is Access 92. It is a 2 minute car ride or a 12 minute walk. There is a beach cart and cooler in the garage to help with bringing chairs and toys to the beach! The next closest beach access is Access 95, it is also a 2 minute car ride or a 13 minute walk.

No smoking or pets allowed. 

Pool heat is available only during the winter months of November to the end of February. Please note the jacuzzi is not heated unless the heat pump is turned on and the heat pump only heats both the pool and jacuzzi at the same time and not independently of each other. The temperatures for the pool and jacuzzi must be the same and the heat will be on a scheduled time frame so the heat will not be running 24 hours a day. The pool heat fee is $50 per day plus tax. Pool heat must be paid prior to arrival and for your entire stay.

We are also accepting long term/snowbird guests between the months of November to the end of February. Please inquire for snowbird rental rates. The owner will only cover up to $100 on the electricity bill for snowbirds during the months of November to the end of February. The renter will be responsible for the remaining balance over $100.
